Heaving soil conditions resulted in structural failure of the foundation system on two multi-unit townhome buildings.  Garage door openings on the first building show signs of wracking due to failure of the foundation walls.Wracked garage door openings on the second building indicate foundation wall movement.The front of the building leaning backward is also a telltale sign of foundation failure.Extensive testing was performed by the structural engineers to determine the best steel piering product for the highly active soils. This photo shows a helical pile being hydraulically driven into the soil to prepare for load testing.”Pull-out” test to determine the tension strength of the helical pile in the soils. Ultimately, the structural engineers determined that a thread-together Ram Jack push pile was the best solution.The structural engineers required a custom made foundation wall bracket, with additional bolt connections due to the crumbling foundation walls in most areas. They also required the product to be galvanized due to the mineral content of the soils.Pre-drilling to a depth of 45 feet for the piles was done to penetrate below the “active zone” (i.e., the area where the soil has swelling and heaving potential).Heaving soil conditions caused extensive foundation wall damage. The structural engineers called for the installation of a foundation wall bracket and pier at the damaged location, and construction of a “sister wall” on the interior of this location.Over 300 push piles, driven to a minimum depth of 45 feet, were installed to underpin the two buildings. A structural engineer observed the installation of all piles.After completion of the push pile installation and interior and exterior cosmetic repairs (including extensive concrete replacement, and removal and reinstallation of brick veneer, sidewalks and porches), the buildings were restored to like-new condition.Ram Jack worked with the structural engineers and homeowners to restore the property value. Originally, it was thought that the buildings would have to be replaced, causing loss of value to the existing owners and the added stress of having to find other living accommodations during the rebuilding process. The cost of repair was less than demolishing and building new buildings.
